One of Loudoun County’s award-winning wineries situated on over four acres and located at 37928 Charles Town Pike in Purcellville is on the market. The asking price is $999,000.

The boutique winery is in a prime location and has southern exposure, according to listing agent Marta Nazario of RE/MAX Agility Realty. It includes one-acre under vine, a tasting room and a three-bedroom home.

Crushed Cellars, owned by Bob Kalok, originated about 14 years ago when he purchased the property and decided to build a winery and farm where he also raised his family.

The winery opened in 2009 and Kalok has produced a variety of wines over the years which have been served in the two-level tasting room and several have received awards. The 2,200-square-foot building also has a front porch, an office, kitchen, bathroom and production area for wine. A separate wine cellar is used for storage.

On the main level of the tasting room, there is a long bar and area for seating with radiant floor heating. Upstairs there is a space that can be reserved for special events and holds about 25 people.

Nazario said the winery is being sold with the equipment, however the inventory and the brand are not part of the sale.

The separate farmhouse was built in 1960 and is behind the tasting room building. There are three bedrooms, an office, dining room, living room and kitchen. There is a rear deck and a full, but unfinished basement with a bathroom hook-up, Nazario said.

Also of note on the property is the landscaping and fruit bushes and trees, as well as a concrete slab which was used to house over 200 chickens in several coops. A fishing pond with koi, sunfish and other assorted fish makes for a nice picnic spot, she said.

She said the property has many opportunities either for business as a bed and breakfast, to continue as a winery, or as a private home. It is located on a well-traveled commuter route and 20,000 cars drive by daily, Nazario said.
